The following form is to be completed only by a HOMEBUYER who owned a home in the last three years and his or her name appeared on the home's loan documents and plans to occupy the home to be purchased now as his primary residence. This is because the buyer cannot be considered a FIRST-TIME HOMEBUYER, so we do not have to look at the FIRST-TIME HOMEBUYER financing programs.
If you are a divorced woman and your name was not on any loan documents in the past three years, you may be eligible to apply as a FIRST-TIME HOMEBUYER.
Even if you had some financial hardship in the past, it is possible to get a fresh start and a mortgage on a new home purchase even with a past foreclosure.
The whole question is to get qualified ASAP so that when time comes you are ready.
